Our building surveying department provides detailed reports, drawings and consultation for both landlord and tenant related disputes, refurbishments and alterations and new build schemes or large developments where planning permissions have been obtained.

 

Dilapidations

 

In accordance with the Property Litigation Association 2012 protocol and complying with the the Royal Institution of Chartered Surveyors Guidance Note 6th Edition.

 

Matters of dilapidations are subject to the provisions of the Law of Property Act 1925,

Landlord and Tenant Act 1927, Leasehold Property (Repairs) Act 1938, Landlord and Tenant Act 1954 and the provisions of the lease that the tenancy is subject to.

 

Our advice will take in to account supersession (development) and the provisions of the Landlord and Tenant Act 1927 S18 (Diminution).

 

Party Wall Etc Act 1996..

 

We prepare Awards under the provisions of the Party Wall Ect Act 1996... acting in accordance with the legal provisions of the statutory provisions we are appointed as party wall surveyors and can advise on the best practice independently and assure both adjoining owners and building owners of their responsibilities.

 

Construction  and Working Drawings

 

We provide detailed schedules or work in the preparation of costings for the construction of new build or refurbishment of buildings for our clients in particular in conjunction with our Architectural and Planning Team.

 

Detailed working drawings, sections and details are provided to our clients and where required on site consultation or project management to bring together a completed project on time and to budget.

 

Projects have included schemes in the prestigious Royal Arsenal Development comprising a refurbishment and development of an office building that reinstated much of the original features of the Listed Building and restored the property to its original glory.  Verbruggens House is now the home of a local firm of solicitors.

 

Other complex and bespoke conversions to listed building's include our work to Commonwealth Buildings in Charlton comprising the formation of new mezzanine floors, architectural windows, separation preserving the original structures and Victorian features.  Langleys provided all details, structural calculations and supervised the entire development to final completion and financial costing to deadlines and budgets.
